"Happy Clients are the HEART of my business, and I treasure the friendships" Jane Clark
Darrell & Norma Massey
"I would like to take this opportunity to let you know how valuable Jane Clark is to Keller Williams. She definitely has a great understanding of customer service. Our home went on the market in November of last year and sold in February. Not long at all considering the time frame of which the home was up for sale. For anyone that has ever sold a home knows and understands the ups and downs that you experience as a home owner during the sale of your home. Jane always maintained contact and provided the needed support to us during the "entire time" the home was on the market. I've been upper management .... and I understand 3 very inportant elements of any retail business:
WITHOUT CUSTOMERS - WE HAVE NOTHING!
WITHOUT CUSTOMERS - THERE IS NO BUSINESS!
WITHOUT CUSTOMERS - WE HAVE NO NEED FOR STAFF!
WIth that being said, the easist way I know to attract more business is by creating a remarkable customer experience. When that's achieved, customers reward us with their repeat business, and they will usually tell a few of their friends and family members to try us out, as well. I will not hesitate in recommending Jane Clark as she has represented your company in a very professional and favorable manner. She simply delivered what she promised and more."

"Jane, I just wanted to send you a letter to express my sincere appreciation for all the work you did to help me sell my house in Frisco, TX after I relocated to Florida. I was very pleased with all your efforts - you truly went above and beyond the call of duty to ensure the sale of the house happened efficiently and was handles professionally. I especially appreciate all the effort you put forth when we found that there was a structural problem over the garage that needed to be fixed as soon as possible while the house was under contract. This unexpected problem during the contract period might have lost the sale for me completely had it not been for your work in finding a contractor who would complete the work very quickly and with high quality. Since I was in Florida, it was not possible for me to coordinate all the activities needed to get the job done and you really came through for me! If you ever need a reference, feel free to have prospective customers call me - you did a fantastic job selling my home, and I would highly recommend your services to anyone looking for a realtor in the Dallas-Fort Worth metrolplex. Thanks again, Jane, and best wishes for your continued success in real estate!

"I just wanted to take a moment to thank you both again for all of your help with purchasing my new home. I know the process was lengthy but I didn't want either of you to think that I didn't notice the attention and effort you both put into getting this done. I know my sister and I enjoyed working with both of you and in the future if I ever have a friend or family member interested in purchasing a home I will not hesitate to send them your way. Thanks for the closing gifts as well and everything else you two did during the last few weeks.

Jane Clark is the consummate real estate professional. When you engage Jane you not only obtain her real estate services and expertise but also her extensive net work of Insurance Agents, Home Inspectors and affiliated local services. She was crucial helping at the design center, redline meeting and keep all of us in line with her impeccable notes.

Thank for all your help in selling our home in Fieldstone Place. We truly appreciated your knowledge, attentiveness, and professionalism from the day we first met until the money from the sale was in our bank account. Different Types of Real Estate Home Loans
Getting the right type of real estate home loan is an important part of the home buying process. In this section of my web site I have put together some basic information regarding the types of real estate home loans that are common in the market today.
Fixed-rate mortgages Fixed rate mortgages are mortgages where the interest rate stays the same for the entire term of the loan. The advantage to a fixed rate mortgage is that if you lock a relatively low rate, your payment won’t go up when rates do.
Adjustable-Rate Mortgages With an adjustable rate mortgage, the rate of the loan can change throughout the term of the loan. The rate of the loan is based on adding points to a fixed base.
Hybrid loans A hybrid loan combines a fixed period along with an adjustable component. Usually these loans are fixed for a period of time and then the loan becomes adjustable where it is dependant on current rates.
FHA real estate home loans An FHA loan is a loan in the United States that is insured by the Federal Housing Administration.
VA real estate home loans A VA loan is a loan in the United States guaranteed by the Veterans Administration. The loan may be issued by qualified lenders. The VA was designed to offer long-term financing to American Veterans or to their surviving spouses.

Benefits of Buyer Agency
Entering into a Buyer’s Agency Agreement has countless advantages. When you sign the agreement, you are simply agreeing to “hire” a personal representative who, by law, must represent your best interests to the best of his/her ability. All of this personal service is available at absolutely NO COST TO YOU! With Jane, you get a professional agent devoted to your needs and to help you make one of the most important investment decisions of your life-you don’t even have to pay the fee!
Many buyers today are getting pre-approved for a loan before they even begin shopping for a home.
The benefits include:
1. You save time by looking at only the “right” homes that fit your financial needs.
2. You save money in dealing with a comfortable seller that knows you can close.
3. You can determine exactly how much your down payment will be on each property you view.
4. You can determine your monthly payment.
5. You can close the transaction more quickly.
6. You can minimize the trauma of not knowing whether or not you qualify for the home you have selected.
Finding A Home
1. The MLS System
As a member of the Multiple Listing Service, Jane can show you any property that is listed by another realtor. If you should see an ad in the paper, or a sign in the yard, call Jane to find additional information regarding the property. If you want to see it, Jane will show it.
2. For Sale by Owner
A homeowner trying to sell a home by themselves is usually trying to save a commission. Many times a homeowner will work with an agent, even though their home is not listed, if the agent introduces the buyer to the property.
3. New Home Builders
Jane works with all homebuilders and attains the information you will need to make informed decisions. By allowing Jane to accompany you on the initial visit, you will receive all the services Jane offers in this presentation, as well as those offered by the builder.
You’ll receive more, but you won’t pay more for it! Keep in mind when working with new homebuilders, the builder does not work for you, the builder works for the company. They may not always have your best interest in mind!
HOME SERVICE AGREEMENTS
Home service agreements are very useful items whether you are purchasing a home or selling. A home service agreement will pay for the cost of fixing and, if necessary, replacing heating/cooling systems and built in appliances. Policy coverage varies but usually central heating/cooling systems, electrical systems, interior plumbing, water heaters, ovens, refrigerators, etc. are covered against normal damage for a set period of time, usually one year. In some areas ceiling fans, outdoor in-ground pools and even roofs can be warrantied.
Typically a home service agreement will cost between $350.00 - $600.00 depending on terms, conditions and contract period. When you make a claim, there is a small deductible. Home service agreements don't cover already damaged items (pre-existing conditions) and don't cover cosmetic repairs (rust, paint, etc.) Usually home service agreements don't cover structural items such as window frames, doors, etc.
Advantage for Sellers
Home service agreements can be an excellent marketing tool for selling a home. Your house can be listed as fully warrantied which means home buyers don't have to worry about being deceived about the condition of items in a home. Service agreements also differentiate your home from among others and may help in negotiations over the price of purchasing a home. Home service agreements typically take effect after closing and last for one year. In a situation where selling a home in a short time frame is important, home service agreements can make the difference and can even bring a higher price.
Advantages for Buyers
Even if a seller does not pay for a home service agreement, a buyer may want to purchase one. A repair on a major appliance on a house can easily exceed the cost of a home service agreement. Home service agreements also give piece of mind in the period after a purchase. Typically a household's cash reserves are depleted after purchasing a home and any major repair can be a tremendous financial burden to the family. A typical repair to a furnace will cost $1,250 to $3,500, well above the cost of a home service agreement.
Typically an agent or real estate agency can provide you with a home service agreement. As with any contract, read the terms and conditions closely. Home service agreements are very common. It is estimated that nearly one million policies were sold last year.
